Q. Can you provide me with a Proof of Funds Letter?
A. Yes. Simply fill out the form in the Proof of Funds Tab on this website. There is no charge for this service.

Q. What about closing costs? Will you fund closing costs for me?
A. Yes. We provide 100% of the funding for most transactions, and that includes all closing costs for the 1st transaction (the A to B transaction). On Extended Term Funding, if your Realtor is both buyers agent on the A-B transaction and listing agent on the B-C transaction, we escrow the buyers agent commission until the B-C closing.

Q. Do you offer funding for longer than one day?
A. Yes.  We offer funding for up to 35 days if a bank requires a holding period before your resale, or if your end-buyers lender requires minor items to close a mortgage for your end buyer.  Your end-buyer does need to be fully approved and have an above average financial commitment to closing via a non-refundable security deposit.  Please see our Extended Transactional Funding page.

Q. Is Investor Funding Alternatives a nationwide service?
A. Yes.

Q. Do you require any credit checks or appraisals?
A. No. We fund based on you having a buyer and are not concerned with appraisals, credit checks or income verification.  We will perform a background and / or credit check for Extended Fundings.

Q. Can you fund REO and Shortsale transactions?
A. Of course. We can fund any type of back-to-back closing including FSBO’s and any residential or commercial wholesale transaction.

Q. What if my Sale transaction does not close?
A. We pride ourselves in our “No-Close No-Pay” policy on same-day transactions. We strongly believe in our service and are dedicated to building long term relationships. We trust that you will utilize us for your future transactions.

Q. Can I use my own title company?
A. Yes. We suggest you make sure they conduct back-to-back closings.

Q. Do you have a title company that you prefer?
A. Yes. We encourage using our title company because they are familiar with back-to-back closings and will streamline your closing.

Q. Do you have a minimum or maximum amount you can fund?
A. Generally, no, but we focus on transactions up to $3M. Funding over $1 million will have special consideration.

Q. Can I use Investor Funding Alternatives’s as a hard money or rehab loan?
A. No. Investor Funding Alternatives specializes in Transactional Funding or Extended Transactional Funding.
